1. Who operates this website
This website is operated by Manantial Homes Ltd, a company registered in Cyprus, registration number HE 437980, with its registered office at Nikodimou Mylona 12, Themis Court, 3rd floor, Office 312, 8047 Paphos, Cyprus. This information is provided in line with the Cyprus Law on Certain Legal Aspects of Information Society Services, in Particular Electronic Commerce (Law 156(I)/2004).
2. Acceptance of these terms
By browsing or using this website, including submitting any of its forms, you agree to these terms. If you do not agree to them, please do not use the website. These terms apply to the website only. Property management agreements and tenancy agreements are separate written contracts on their own terms.
3. What this website is, and is not
This website presents Manantial Homes' property management services in Cyprus and the holiday homes we manage. The same homes are listed on Airbnb and Booking.com, and bookings made there follow those platforms' own terms, not ours. Submitting a form on this website, including a rental analysis request or a tenant application, is an enquiry. It does not create a contract, does not guarantee a tenancy, a rental estimate, a management arrangement or any service, and does not commit either party to anything. A contract exists only once a written agreement has been signed by both parties.
4. Acceptable use
You may use this website for lawful purposes only. You must not:
- submit false, misleading or fraudulent information through our forms;
- attempt to interfere with, disable or overload the website, or bypass its security measures, including the Cloudflare Turnstile check on our forms;
- use automated means (bots, scrapers) to access or extract data from the website without our written permission;
- use the website to transmit anything unlawful, defamatory, or that infringes someone else's rights.
5. Rental income calculator and other estimates
The rental income calculator, and any other figures, ranges or estimates on this website, are illustrative only. They are produced from general market assumptions for a well-located, well-kept property of the type and location you select, not from a valuation of your specific property, and they are not a promise, guarantee or offer of any particular rental income, occupancy, fee or outcome. Income tax, GESY contributions and other personal circumstances are not included. A written, property-specific rental analysis is provided separately, on request, and supersedes any figure shown by the calculator.
6. Fees and services
Management fees, service descriptions and any other commercial terms shown on this website are indicative and may change without notice. The fees and services that actually apply to your property are those set out in your signed management agreement.
7. Third-party links and services
This website links to, or offers ways to contact us through, third-party services, including WhatsApp, Telegram, Google Maps, and listing platforms such as Airbnb and Booking.com. We do not control these services and are not responsible for their content, availability or how they handle your data; their own terms and privacy policies apply once you leave this website or open one of these services.
8. Intellectual property
The content of this website, including its text, photographs, design and logos, belongs to Manantial Homes Ltd or its licensors, and is protected by copyright and other intellectual property laws. You may view and print pages of this website for your own personal, non-commercial use. You may not otherwise copy, reproduce, republish or distribute any part of it without our prior written permission.
9. No professional advice
Nothing on this website is legal, tax, financial or investment advice, and it should not be relied on as such. You should seek independent professional advice before making a decision about a property, a tenancy or a rental strategy.
10. Disclaimer and liability
This website and its content are provided “as is”. While we take reasonable care to keep the information on it accurate and up to date, we do not warrant that it is complete, accurate, or free of errors, or that the website will always be available or uninterrupted.
To the extent permitted by Cyprus law, we exclude all liability for any loss or damage arising from your use of, or reliance on, this website or its content. Nothing in these terms excludes or limits liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited.
11. Changes to these terms
We may update these terms from time to time. The current version is always the one on this page, with its update date at the top. Continuing to use the website after an update means you accept the revised terms.
12. Severability
If any part of these terms is found unenforceable by a competent court, the rest of these terms remain in full effect.
13. Governing law and jurisdiction
These terms, and any dispute arising from them or your use of this website, are governed by the laws of the Republic of Cyprus. The courts of the Republic of Cyprus have exclusive jurisdiction, save where mandatory consumer-protection law gives you the right to bring proceedings in your own country of residence, which is not affected by this clause.
