The condition in which a property is handed over sets the tone for the whole tenancy. A little preparation makes it easier to let, easier to manage and easier to resolve disagreements later.
Fix what is broken
Check taps, drains, locks, windows, air conditioning and appliances. Repair anything that does not work. Tenants notice small faults immediately, and they become the first repair requests.
Deep clean
A thoroughly clean property photographs better, shows better and sets an expectation for how it will be returned.
Document the condition
Take dated photos of every room and prepare an inventory of what is included. Signed by both sides at move-in, it is the reference point if there is ever a question about damage.
Check safety and utilities
Make sure the electrical system, gas fittings if any, and water supply are safe and working, and that utility accounts can be transferred smoothly.
Set up the paperwork
Have a clear rental agreement ready. Where legal questions arise, take advice from a qualified professional.
If you would rather not do this alone, we can handle preparation, inventory and tenant placement. See our management services.
